A larger loan, with conditions

Wellfleet’s Affordable Housing Trust has raised its accessory dwelling unit loan limit from $10,000 to $50,000. The October 22, 2026 announcement describes up to four no-interest, forgivable loans for owners building an ADU or converting existing space into a legal rental.

An approved loan covers the smaller of $50,000 or 35 percent of project cost. Owners must commit to renting the unit year-round for at least ten years. The announcement establishes the program’s terms, not how many loans remain available today.

Read the loan’s affordability and repayment terms

The linked August 2026 guidelines require rents at or below HUD Fair Market Rent and tenants whose incomes qualify under the program. The loan is secured by a property lien and forgiven in annual one-tenth portions while the owner complies with its terms. A sale before full forgiveness requires repayment of the balance or an approved transfer of the obligations.

The application and guidelines are linked from Wellfleet Housing’s ADU page. Direct questions to the Community Development Partnership before relying on funding; the town’s shorter announcement does not set out all of these conditions.

A November session for property owners

A separate town flyer schedules an ADU workshop for Monday, November 16, from 6–8 p.m. at the Wellfleet Council on Aging. Topics include regulations, state and local lending programs, next steps and questions for a panel.

The flyer asks interested owners to RSVP and names Ann Schiffenhaus as the contact, at 508-379-3786. Use that contact for attendance and access details. The workshop is an information session; attending does not establish loan approval or permission to build.
